Apartment prices decrease slightly nationwide in July

Price for apartments put up for sale, regardless of their age, reached, by the end of July, the value of 1,829 euros/usable sq m, slightly decreasing from 1,854 euros/usable sq m, at the beginning of the summer, shows data released by the Imobiliare.ro Index, published on Thursday.

According to the study, despite this small drop, apartments in Romania remain significantly more expensive than in July 2024, when owners and developers requested, on average, 1,611 euros/usable sq m for homes put up for sale, a price almost 14% lower.

Regarding the segment of new residential apartments, price readjustments could be observed in Cluj-Napoca, Brasov and Constanta. Thus, in Cluj-Napoca, the average price for new apartments went from an average of 3,233 euros/usable sq m in June to 3,108 euros/usable sq m in July.

Real estate specialists point out that in the second most expensive city in the country, Brasov, the approaching deadline for purchasing homes with 9% VAT led to a decrease in the average price by about 2%, down to 2,452 euros/usable sq m.

At the same time, in Constanta, the average price requested by buyers for apartments located in blocks of flats completed in the last five years was 1,941 euros/usable sq m, almost 6% higher than that for the same period in 2024.

In the capital city, buyers were able to purchase new homes with an average price of 2,258 euros/usable sq m, 16% higher than that requested by those who wanted to become owners in the middle of last summer.

According to the research, Iasi and Timisoara were the only major cities in the country where the imminent increase in the VAT rate to 21% led to a slight increase, by approximately 2%, in prices. The average price requested in Iasi for new apartments reached 1,872 euros/usable sq m, while in Timisoara it increased to 2,150 euros/usable sq m.
