Housing prices increased by 14% in Bucharest this year against 2024, respectively by 43% against 2023, according to a specialist analysis.
According to Imobiliare.ro research, presented at the Brec Residential Conference event, organized by the Bucharest Real Estate Club Association (BREC), the average price per useful square metre reached 2,258 euros in July 2025, respectively 2,284 euros in August, for the Capital City area.
„The capital is ahead at the national level of cities such as Cluj-Napoca and Brasov where the average prices for new homes are 3,139 euros/sqm, respectively 2,538 euros/sqm,” says Razvan Ionescu, from CCO Imobiliare.ro, quoted in a press release sent to AGERPRES on Thursday.
He mentions that the price level increases significantly in well-developed areas, so that a new apartment, located semi-centrally, 15 minutes walk from a metro station, is traded on average for 2,600 euros/sq m in Bucharest.
At the same time, specialists in the field say that investors have reconfirmed the opportunities that Bucharest has, but are also turning their attention to other cities in Romania.
